The location is very good, within walking distance of the attractions. For the Old Goa you can take local bus, from bus station, which is like 800 m distance. The owner will give you a map, and even a plan, how to visit Panaji (Panjim).
Sharon and Roy will take care of you, like a mama and papa :) Very warm-hearted and helpful people, I had sore throat, they gave me medicine, and made ginger tea :)

It’s a beautiful boutique property located in Fountainhas. l with picturesque streets all around. All basic amenities are present. The hotel team was extremely courteous and just a call away.

The staff in the reception and breakfast room manager were efficient and friendly, and spoke excellent English. The complimentart breakfast was good with plenty of choice. The spacious bedroom with the 4 poster bed was very comfy and spotlessly clean. The gallery of the hotel was interesting with some exceptional art work. The location of the hotel suited us perfectly for exploring the Latin Quarter.
The hotel management were very accomodating in allowing us to leave our suitcase prior to booking in, and also after booking out. This was much appreciated. If we come to stay in Panjim again, we will definitely stay at this hotel.

What a magnificent old and well maintained house in a quite spot in Goa, with a short walk to the beach. What stood out though where the people working there, who were beyond friendly, welcoming and helpful. The food was delicious and easily the best one around.
