We had a second floor room which has a beautiful view out over the mountains. The bathroom is compact but the bedroom is a good size. The staff were very friendly and accommodating and the breakfast and dinners were amazing and it was lovely to dine while looking out over the valley and swimming pool.

We loved our stay at Iris B&B and it was probably the best we stayed at in Armenia! The location is amazing, with a beautiful view of the mountains and the river. Irina and Marina are such lovely ladies, so hospitable. We were offered coffee upon arrival, Irena had nice suggestions about what to see around the area and Marina helped me while I was preparing dinner and gave me advice on how to make asparagus in the best way possible :)) The breakfast was amazing, the cheeses that Irena prepares herself are the best we tasted on our trip, very yummy homemade jams and pancakes. The bed was very comfortable, the room was spacious and clean. We would stay here again and recommend it to our friends. Thank you, Irina and Marina!

Amazing place to stay. The guesthouse is next to the family home of the hosts. The family is very welcoming, friendly and open to give advice on what to do in the area. English is not a problem. They brought fresh and tasty breakfast to us every morning and there is an optional cooked dinner. Comfy beds, kitchen and seating area. The Migoyan museum and Sanahin monastery are next door and the start to some wonderful hikes are nearby. There is a small shop next door. You can also watch the piglets in the neighbour's barn while drinking your morning coffee.

The owner Aren is the nicest person I've met in Armenia, so helpful and kind. His family was also great and cooked us delicious foods. He has got lovely daughters helping with everything and very smart. Aren can arrange everything you need for your travel. We forgot something at his place and he arranged it to be sent to Tiflis by bus driver, so amazing. The place to stay is nice and in the middle of his garden, mountains around, river nearby, so it is a great spot to start your tracks around and explore the monasteries hidden in the mountains. Without doubt, Aren's place, thanks to his hospitality, was the best experience we had in Armenia.

Good location, although far from the center, but on plateau. breakfast and dinner are good. Room is clean, and I can see Monastery from the windown. WIFI is fast.
