Everything was super. The property was special, very well decorated and beautiful. The owners father looked after us throughout our stay via google translate. It is 5 minutes from the escalator that can take you to the top of Spoleto.

Perfect location to explore Umbria, max 1 hour by car to each city and attractions. The countryside around the property is really beautiful. The owners are super nice, cordial and lovely people, we talked like friends during breakfast. They also give suggestions on where to go, what to explore and so on. The breakfast is with homemade meals and it gives you the authentic Italian experience. The room was clean, and spacious, with attention to the details, it exceeded our expectations. Fantastic, so friendly they looked after us very well. Susanna, son Niccolo and all the family and staff are wonderful hosts. I can't wait to come back again it is superb. The views are unbelievable I tried to paint some views but nothing compares to being here. Beautiful breakfast served every morning. You can book to join the evening meal, we sid this several nights, food is all freshly prepared and alot is grown on their organic farm, beans, asparagus etc. Susanna kindly gave us a tour of the farm and the animals.

The old convent was really beautiful so quiet and peaceful but is approximately 12 km from Spoleto in a remote mountainous location taxis are difficult to to get and are expensive each trip to and from the premises cost approximately 100 euro per trip The restaurant on site was amazing and food delicious , the views from the premises cost approximately were incredible and the sunsets spectacular, we are there to walk a few sections of the St Francis Camino and the accommodation was just off the route which was a bonus

We really enjoyed our stay in Villa Francesca! It's a perfect spot if you are planning to drive around and visit Spoleto, Montefalco, Spello and the other picturesque borghi of Umbria! The structure is recently renovated and it has excellent breakfast with a priceless view. Definitely recommended.
