Friendly family run business. Best welcome I've had at a guest house ever. Instantly felt at home, love this place and the people. 40 Winks is a fantastic find, and one I will be retuning to. The location is ideal, the building and decor are amazing, and the staff are brilliant. And then there is that breakfast.

Beautiful decorated and clean room on ground floor was perfect for us. Excellent shower and comfy nights sleep, thank you. Breakfast was also tasty and good quality, we had the full English.

It's a very special place, very cosy. It's like a hotel room with a garden as living room. The weather was warm and we had breakfast in the garden. In the evening we went to Tynemouth which is such a beautiful place with nice restaurants and a stupendous view over the sea.

Everything needed for a gang of fixers working away. Staff nice. Good bar downstairs and good food a walk across the road. Would deffo stay here again.
