My home has been newly refurbished,it is a private property , I no longer service breakfast. There is on street parking which is free (unusual for Brighton), usually always spaces but might need to park in other road nearby if my road is full. It will take about 25 minutes to walk down to the seafront, where you will be able to visit the Brighton pier, the lanes and many other sites. There is also a bus stop just 2 minutes walk for Brighton Happy Stays. Rooms are modern and both have kettle, tea coffee, biscuits, you also have robes and slippers if you are not in the en-suite room. Heating is on in the winter but from May till September it will be off. The room with shared bathroom, with only use of shower over bath, no use of bath, it has a double bed. I have also listed a double bedroom with shared bathroom, , and usual items, tv, kettle, robes etc. Hairdryers are also in the room Also there is bike storage inside fully locked porch There is no smoking, you can smoke outside but only till the hours off 12 as if talking will disturb neighbours.

Brighton Happy Stays, is on a quite street, it has free parking, but not always easy to get a space in the evening, but I can move my car to allow you to park ( if not already done so). There is a bus stop just two minutes away, local shops, and plenty of takeaways to choose from. Also if you have bikes I have inside locked bike storage.
