An architect-led barn conversion in the heart of a working farm, Swallow Barn is a bold, beautifully renovated retreat offering a true taste of rural Cumbrian life. Designed with connection and comfort in mind, it blends contemporary design with countryside charm, the kind of place that invites long, lazy breakfasts, evenings on the terrace, and the simple pleasure of watching farm life unfold from your private outdoor seating area. Swallow Barn is a detached two-storey barn conversion with a unique layout that offers both togetherness and a bit of privacy when needed. Here’s how the space flows: Ground Floor: •Private entrance via side porch with a smart lock, perfect for wet coats and boots. •Open-plan dining area with direct access to the outdoor seating area. •Modern kitchen to one side, fully equipped and connected seamlessly to the living space. •Cosy sitting room with sofa seating, books, board games and a Smart TV. •Downstairs bedroom, single bed. •Downstairs shower room, with WC and basin. First Floor: •Two staircases, one leads to each of the upstairs bedrooms, giving everyone a bit of extra space. •Bedroom One: Twin beds and an ensuite with a shower. •Bedroom Two: King-size bed and ensuite with bath and a separate shower. -Interconnecting door between both bedrooms, can be opened or kept closed depending on your group’s needs. Utility notes: •There’s external bike storage with a socket for e-bike charging, private EV charger, and off-road parking directly outside the barn.

Nestled on the quieter side of the Lake District National Park, Penruddock is a traditional Cumbrian village full of charm and local character close to Keswick. Surrounded by rolling farmland and open skies, it offers a proper countryside escape while still being within easy reach of the region’s best-loved spots. Just a short drive away, you’ll find the market town of Penrith, with its handy train links, independent shops, and cafés. Head west and the fells and lakes around Keswick and Ullswater are right on your doorstep, ideal for days out walking, paddleboarding, or exploring by boat.
