This typical stone-built Istrian house origins from 1848 and was used as a farmer's house until not so long ago. There were cows, horses and sheep in the basement, the upper floors were used to spare hay for the winter. The central part was used by the family as their home. The building got degraded over the decades. There were blackberries and bushes growing all over the place when I found it. However, I fell in love at first sight, as I could recognize the beauty of this secluded place. It took some years and lots of effort and love, too to rebuilt this house and preserve its authentic soul. Nowadays this beautiful villa offers all the modern necessities like Wi-Fi, large pool (58m2) with a barbeque area, leisure space for reading books, practicing yoga and relaxing. Beautiful bike and hike trails in vicinity give it additional value, well-known picturesque Parenzana route among others. There are many picturesque, ancient towns in vicinity: Groznjan (Grisignana), Motovun, Oprtalj and Livade (just to name few of them!). There’s lots to explore and taste in Istria! Note: House is in the heart of Istria, surrounded by wild nature, excpect to meet birds, snakes, scoprions etc.

Andrej is in love with Istria since his first visit! Mild climate, tasty food, perfect olive oil and great local wines... and the footprints that Venetians left at the times of Venetian Republic... it all reminds to "a little Tuscany"! How not to love this most beautiful place on earth? With its blue and cristal clear Adriatic sea, a smell of lavender in the air, local restaurants that offer truffles and asparagus... ? And all those beautiful views from numerous istrian hills... These are worth more than a million dollars! As he found the ruins of this property, it all seemd like a hidden treasure to him! In his immagination it already was a castle! With a through reconstruction, a lot of work and with a pure love he put it back in life again! Today this beautiful villa is full of life and joy again... And the stone-walls of the house are telling the story that is more than 170 years old... You just need to silently listen its whispers... Listen, relax, enjoy, be free again...

Villa Martincici is located in vicinity to ancient settlement Groznjan (Grisignana) in central Istria in Croatia and it is the only Croatian settlement to have an ethnic Italian majority. Groznjan is known as "the city of artists" - there are many small galleries all over the town. In summertime there are open-air jazz concerts. For those looking for more active vacations, there are many biking and hiking routes all around! The well known Parenzana trail is in close vicinity. Parenzana was a defunct narrow gauge railway between Trieste and Porec. It offers more than 123km of beautiful views! The railway started in Trieste, going through Slovenia and after crossing Dragonja river entered Croatia, where it turned to Savudrija and towards the Istrian interior. It passed Buje, climbed to Groznjan, where it reached its highest point at elevation of 293 meters above sea level, before starting to descend to Livade (13m above sea level) where it crossed the Mirna river. Then it started climbing again via Motovun and Vizinada where it reached another local extreme at 273 meters. From there it started to descend gradually, passing Visnjan and reaching Porec after 123 km.
